The Key Spa

A Las Vegas longevity, performance & membership hospitality platform — the flagship for a new institutional category at the convergence of wellness, technology, and recurring membership economics.

Project Overview

Reimagining the future of wellness hospitality.

A members-only spa and wellness club modeled after the exclusivity of Soho House and the curated lifestyle of Kith — centered entirely on health, recovery, and performance. The Key Spa operates as a private membership destination where access is earned, not assumed.

Members hold priority access to thermal circuits, recovery suites, longevity programming, and a private members lounge. Day passes and resort guest access create additional revenue layers — but the core model is built on a loyal, recurring membership community.

Spa Treatment Rooms

Private rooms designed for massage, body treatments, facials, and specialized wellness services.

Hammam & Hydrotherapy

Sauna & Wet-Room Circuit

Professional-grade sauna with dedicated wet areas forming the backbone of contrast therapy programming.

Recovery & Longevity Suites

Purpose-built spaces for IV therapy, cryotherapy, and recovery pods — the fastest-growing services in modern wellness.

01

Executive Summary

Not a hotel repositioning. A new institutional category at the convergence of longevity, performance, luxury hospitality, and private membership.

The Las Vegas flagship collapses four industries — luxury hotels, medical wellness, elite performance, and private clubs — into one vertically integrated operating system. The result is a recurring-revenue platform, not a room-night business.

Why this works

  • Hard-asset collateral across condo-hospitality, spa, and penthouse club.
  • Recurring membership economics layered over hospitality NOI.
  • Proprietary tech stack (Key2 + HostEasy) compresses cost and expands yield.
  • Anchored by a clinical-grade longevity tenant (Eleve).
Real estate becomes the substrate. The business is the membership.
02

Market Opportunity

Wellness real-estate CAGR

Wellness has moved from amenity to anchor. UHNW consumers are reallocating discretionary spend from luxury goods toward health span, recovery, and curated community. Capital follows.

Demand drivers

  • GLP-1 normalization driving recovery, performance, and aesthetic services.
  • Remote-flexible executives extending stays for wellness programming.
  • Members-only culture replacing public luxury as the new status signal.
03

Why Las Vegas

A year-round demand engine other resort markets cannot replicate.

  • Anchored sports calendar: NFL, NHL, UFC, F1, WNBA, and Super Bowl rotation.
  • 42M+ annual visitors with rising luxury and convention mix.
  • Fastest-growing UHNW residential market in the western U.S.
  • No state income tax accelerating relocation of high-earners and family offices.

The Palms sits off-Strip with direct access to Allegiant Stadium, T-Mobile Arena, and the F1 paddock — proximate to demand, insulated from Strip saturation.

04

The Integrated Platform

Four layers stacked on one address.

Layer 1 — Condo-Hospitality

Branded short-stay inventory operated under a unified standard, optimized by HostEasy AI.

Layer 2 — The Key Spa

26,000 SF longevity, recovery, and ritual facility with the only mosaic hammam in Las Vegas.

Layer 3 — Eleve Medical

Clinical-grade longevity tenant: diagnostics, hormone optimization, IV, peptides, aesthetics.

Layer 4 — Penthouse Members Club

Top-floor private club: F&B, programming, terrace, and reciprocal city network.

05

The Key Spa

The signature asset. The daily-habit engine. The membership magnet.

Mosaic Hammam in LV

Built around the thermal circuit — hammam, sauna, steam, cold plunge, hydrotherapy — paired with private treatment rooms, a members lounge, and luxury locker hospitality.

The ritual is the retention. Members come for the circuit; they stay for the community.
06

Technology Stack

Proprietary infrastructure that turns each venue into a software business.

Key2 — Membership & Identity

  • NFC-card + app identity layer, deployed across 200+ cities via PatronScan lineage.
  • Blockchain-secured access, payments, and member data.
  • Powers reciprocal access and tokenized member benefits across the network.

HostEasy — AI Operations

  • Automated guest comms, pricing, and concierge workflows.
  • Compresses operating overhead vs. traditional hospitality stack.
  • Unified data layer feeding revenue, retention, and underwriting.
07

Revenue Architecture

Eight independent engines, one shared cost base.

  • Condo-hospitality nightly revenue
  • Spa memberships (monthly recurring)
  • Spa day-pass and treatment revenue
  • Penthouse club initiation + dues
  • Eleve medical tenant rent + revenue share
  • F&B across club, spa café, and events
  • Private events, brand activations, partnerships
  • Key2 licensing & data network economics

Engines cross-subsidize: hospitality fills the spa, the spa converts memberships, memberships drive F&B and medical, and the data loop tightens underwriting for the next venue.

09

Value Creation & Exit

Multiple expansion comes from category re-rating, not just NOI growth.

  • Hospitality cap-rate compression as recurring membership share rises.
  • Software-style multiples applied to Key2 network revenue at scale.
  • Optional carve-outs: spa platform, tech stack, or club network sold independently.
  • Strategic exit paths: hospitality groups, longevity platforms, private equity roll-ups.
10

Path to Scale

Vegas is the proof. The platform is the prize.

Once the Vegas flagship stabilizes, the playbook compresses: tech, brand, operating standards, and membership network port to subsequent cities at a fraction of the original capex.

  • Year 1–2: Vegas stabilization, membership ramp, data flywheel online.
  • Year 2–3: Second-city site selection (Miami / NYC / LA candidates).
  • Year 3–5: 3–5 venue network with reciprocal membership and shared back-office.
11

Risk & Mitigation

Underwritten with conservative assumptions and structural protection.

  • Demand risk — mitigated by Vegas year-round event calendar and diversified engines.
  • Construction risk — fixed-scope buildout with experienced GC and FORMA design oversight.
  • Operating risk — proven leadership team across hospitality, nightlife, and F&B.
  • Tech risk — Key2 already production-tested via KURZ infrastructure.
